An affordable 30-year mortgage was arranged by Morris Habitat. The home includes a minimum 30-year deed restriction that allows modest equity upon resale, but mandates that it be sold at an affordable price to another income-eligible family. The homeowners contributed a minimum of 400 hours of sweat equity helping to build their home as well as other homes.

Project: Framing of Settlers Ridge on June 8, 2023

The large, wooded lot on a cul-de-sac was donated by a subsidiary of Lakeland Bank. The property is very deep, and a large portion is protected by a conservation easement.

The new home features 4 bedrooms, 2 baths, a garage, a full basement, a well and a septic system and was sold for $220,000.

The Morris County Office of Community Development awarded Morris Habitat a HUD HOME Investment Partnerships Program grant for this project. A donation was also given by Faegre Drinker.

Professional team:

Pro bono and reduced-fee professional services have been contributed by attorney James P. Mullen, Esq.; engineer and surveyor Fred Stewart, Jr., of Stewart Surveying & Engineering, LLC; architect Seth A. Leeb, AIA; and environmental consultant Eikon Planning and Design, LLC.

Construction was sponsored by Dupont, GAF, Milwaukee Tool, Procore, Schneider Electric, Simpson Strong-Tie, United Site Services, Whirlpool and Yale. Connecticut based companies Gunner (roofing) and Water Infiltrator Technologies (septic systems) also donated materials and labor in the building of the new home.

Wall panels were assembled at the Hammer for Habitat event in June 2021. Site work began in fall 2022. During winter 2023, volunteers were working on the foundation and framing. The project was completed in December 2023.
