Low- and moderate-income applicant(s) for two single family homes. Each home is suitable for families with a household size of at least 3 people to a maximum of 6 people.  Each home will have an affordability deed restriction for a minimum of 30 years to ensure it remains affordable. Prospective homeowners will contribute a minimum of 300 hours of sweat equity.

Morris Habitat assists homebuyers to find an affordable mortgage lender. Morris Habitat also refers homebuyers to other agencies and institutions who may offer additional downpayment and closing cost assistance to eligible qualified applicants and if funding is available.

Project Description:
The Perth Amboy Redevelopment Authority (PARA) sold two adjacent lots on Pearl Place to Morris Habitat for Humanity for the construction of single-family homes within a redevelopment zone.

The two homes are on two 25 by 100-foot lots and represent another partnership between Morris Habitat and the Perth Amboy Redevelopment Team for Neighborhood Enterprise and Revitalization (PARTNER).

The Project:
The homes will be stick-built construction. Each home will have a private entrance, a porch, garage, and a 1-car driveway. The first floor of each home will be handicapped accessible and adaptable. The project will consist of two (2) 3-bedroom homes, 2 bath homes.

The design of each home will blend with the existing home styles in the neighborhood. Typical residential landscaping is proposed for each home. On-street parking is also permitted in the neighborhood.

Each home will be individually metered for utilities and will be serviced by natural gas, public water, and sewer. Each home will have central air conditioning. The first-floor of the homes will be handicapped accessible and adaptable. The homes will be ENERGY STAR certified, EPA Indoor Air Quality Plus certified, EPA Water Sense certified, and DOE Zero Energy Ready Home (ZERH) certified. In addition, the homes will have smoke and carbon monoxide detection systems as well as automatic sprinkler systems. Our green building standards provide long-term energy cost savings to our homeowners. New Home Warranties will also be provided.

This project is a joint venture with (PARTNER) which provided $65,000 for the acquisition of the vacant lots. A $290,273 NJDCA Affordable Housing Trust Grant has also been awarded to this project together with $112,000 in HOME Funds from the City of Perth Amboy. In addition, Provident Bank also made a generous donation for the completion of the project. Morris Habitat for Humanity raises funds through grants from the county, state, HUD, foundations, corporations, and individuals. In addition, donations of materials and services help offset development and construction costs.
