An affordable 30-year mortgage will be held by Morris Habitat. The home will have a minimum 30-year deed restriction that allows modest equity upon resale, but mandates that it be sold at an affordable price to another income-eligible family. The prospective homeowners will contribute a minimum of 300 hours of sweat equity helping to build their home as well as other homes.
The large, wooded lot on a cul-de-sac was donated by a subsidiary of Lakeland Bank. The property is very deep, and a large portion is protected by a conservation easement.
The new home will feature 4 bedrooms, 2 baths, a well and a septic system. Sale price will not exceed $267,000.
The Morris County Office of Community Development awarded Morris Habitat a HUD HOME Investment Partnerships Program grant for this project. A donation was also given by Faegre Drinker.

Construction is sponsored by Dupont, GAF, Milwaukee Tool, Procore, Schneider Electric, Simpson Strong-Tie, United Site Services, Whirlpool and Yale.
Wall panels were assembled at the Hammer for Habitat event in June 2021. Site work began in fall 2022. During winter 2023, volunteers were working on the foundation and framing. The project is planned to be completed by the end of 2023.
