This project, located in an idyllic setting, was subdivided from a larger parcel owned by the Morris County Affordable Housing Corporation. Morris Habitat’s part in this 6th collaboration is to oversee, manage and construct the homes, work with the partner families and hold the zero-interest 30-year fixed mortgages. The six-plex dwelling will contain six townhouse-style 3-bedroom units with two full baths and one-car garages. The original architectural design is by Gary Irwin. Floor plans and construction documents were prepared pro bono by Seth A. Leeb, AIA. Two of the homes will be sold to low-income families for $83,775, and four will be sold to moderate-income families for $171,636. Maximum income limits for applicants, based on family size, are $39,517 to $92,732. The homes have a 30-year deed restriction that allows modest equity upon resale, but mandates that the homes be sold to qualifying low-income families.
Funding for this project is provided by New Jersey Natural Gas, a Morris County Community Development HOME grant and the Township of Denville’s Affordable Housing Trust Fund.
Six homeowner families were selected. Pamela Klein has a son age 15 and a daughter age 6. She works for a phone company. Charles and Veronica Moore have two children, a boy age 5 and a girl age 10. Charles is a laborer and Veronica is a homemaker. Felipe Garcia and his wife Maribel Acevedo have three children, two daughters ages 6 and 8 and a son age 2. He is a sanitation worker and Maribel is a homemaker. Hillary Anderson works as a customer service representative. She has two children, a daughter age 17 and a son age 16. Marilyn Acevedo has two daughters ages 14 and 15. She works as a phlebotomist at a hospital. Sandra Jones has four daughters ages 3, 9, 11 and 13. She works as an administrative assistant.
A groundbreaking ceremony was held in September 2010. Setting footings and laying foundations kept volunteers busy through the winter. Framing was done during the summer of 2011 and roofing began in September. The homes should be completed by spring 2012.
