Kicking off our 20th Anniversary of building affordable housing, Morris Habitat welcomes the Township of Denville as its newest municipal partner with a signed contract to purchase land! The property, located in the Indian Lake section, will be subdivided into two buildable lots. Denville split the one-acre lot from thirty-three acres they purchased for open space.
In this win-win plan, Morris Habitat congratulates Denville for its innovation in balancing the need for protection of open space with the need for affordable housing. As an added benefit, Denville will be able to use the proceeds from the sale to offset costs of the open space purchase.

As the need for affordable housing grows in tandem with environmental concerns in a county where the price of land is skyrocketing, resourceful land use is vital. Thanks to Denville, two more families in need will be given a hand up, building hope, lives, and communities with a great reason to celebrate our 20th year!
To ensure affordability, the homes will comply with COAH regulations and have a thirty-year deed restriction on resale—the homes may only be sold to another qualified low-income family during this time period. Jim Downs of the Downs Group contributed the plans for the three-bedroom single-family homes that will be home to two new Habitat families. All plumbing and heating work for both homes has been donated by AGS Plumbing & Heating Corp. of Elizabeth. Generous support has come from a Community Development HOME grant, a HUD SHOP grant, and the $30,000 raised at the 20th Anniversary House Gala.

- The Greeniaus Family Foundation has covered the cost of construction for the entire house as an Adopt a Home sponsor.
40 Hussa Place
- Homeowners are Zouhair Bouftila, his wife Sanaa Benkemmoun, and their son.
- House sponsors include Reckitt Benckiser (kitchen and bathroom), CIT (kitchen), JPMorgan Chase, PricewaterhouseCoopers, Citigroup Foundation, Wells Fargo Insurance, Wells Fargo Foundation on behalf of Wells Fargo Home Mortgage, and John & Judith Schleicher anniversary gifts.
After closing on the property in the fall of 2006 and receiving final approval from the Denville Planning Board, we held a groundbreaking ceremony in May 2007. Enthusiastic volunteers from Deloitte and PricewaterhouseCoopers prepared the site by taking down an old construction trailer, trimming trees and bushes, and hauling away trash that had been dumped on the lot. Framing and roofing were completed by December 2007.
At the dedication of our 35th and 36th locally-built homes in May 2008, Denville Mayor Ted Hussa said he was excited to be adding to the town’s affordable housing. He has a personal connection to the project, since the street is named for his grandfather, who once owned the property.
