Our 61st project is a renovation of a 3-bedroom single-family home on a shady street in Pompton Plains. The house was donated by Eleanor Bogert, a long-time resident.
The home will be sold for $145,000 with a zero-interest 30-year fixed mortgage. The contract will have a 30-year deed restriction that allows modest equity upon resale, but mandates that the home be sold to another qualifying low-income family.
Funding for this project includes a Morris County Community Development HOME grant for $50,000, a $15,000 contribution from Pequannock Township’s Affordable Housing Trust Fund and a $25,000 gift from Jacksonville Chapel in Lincoln Park. Also, members of the Jacksonville Chapel congregation will be providing most of the volunteer labor. The homeowner family will contribute 300 hours of sweat equity labor. Pro bono professional services have been donated by attorney James P. Mullen, Esq., planner Bruce Katona, and engineers Fred Stewart of Stewart Surveying and Engineering and Eric Keller of Omland Engineering.
The Detwiler family has been selected as the new homeowners. We are happy to welcome David and Amy with their three children, 4-year-old twin daughters and a 1-year-old son. David works as a teacher and coach and Amy is a homemaker. The rehab work started in September 2011 after the groundbreaking ceremony. By January 2012, volunteers were completing siding work and hanging sheetrock. The home should be ready to welcome its new owners by the summer of 2012.
